Trinity Central is a 25,000 sq ft office building with 95 on site parking spaces. Linked closely with Birmingham Airport , Birmingham International Station, The National Exhibition Centre and just off junction 6 of the M42, it boasts world class connectivity.
A&J Mucklow Group plc have owned the property for 25 years and saw the expiration of the original lease as an opportunity to reposition the building in the market. Its prime, accessible location justified a full refurbishment to a grade 'A' specification for the three storey office block.
The aim was to provide a grade A office refurbishment that was compatible with the requirements of a national or international headquarters occupier.
Thuja Design's instruction was to create a dynamic, exciting and thoughtful interior design and refurbishment solution to provide useable and functional spaces, which are commercially attractive. The space needed to be flexible so it could be easily adapted to meet the needs of prospective tenants and to equip Trinity Central with the ability to compete with likely competition in the marketplace and unlock optimum rental potential.
The final solution included the replacement of all glazed units, roof surfaces, tiling to the mansard roof and a comprehensive external refurbishment and cleaning programme. The internal refurbishment included a full upgrade of the mechanical and electrical installation that offered flexibility for multiple tenancy, but was ideal for the preferred single occupant.
The reception area was extended and remodelled to create a striking and contemporary reception space. All washroom facilities were stripped back to shell and refinished with new walls, floors, ceilings and partitioning. Full length vanity units and boxed mirrors with feature lighting were used to create the finishing touches.
The refurbished office space boasts large open plan workspaces with energy efficient VRF comfort cooling and heating. Also included in the scheme are raised access flooring with a 110 mm void, metal suspended ceilings with programmable LED intelligent lighting and a building Management System with networked access control.
Terraces on the first floor overlook the attractive landscaped grounds and lake at the rear.
Additional facilities included a shower block, changing and locker rooms, cycle storage and provision for car charging all of which make Trinity Central a superb headquarters building.
The Cat A refurbishment has modernised the floorspace, creating bright and airy office environments. These are complemented by fully finished corridors, stairwells, WCs and lifts, providing a unified, professional impression to tenants and visitors.
Since completion A&J Mucklow Group has let the have completed negotiations with Beiersdorf the German personal-care company whose brands include Elastoplast, Eucerin, Labello, La Prairie and Nivea.
